Here are the options for YOUR kitchen remodel; I've broken them out into 5 easy sections
Option 1
A paint job
This is by far the most 'bang for your buck' option
Most all of the homes built in Johnson County (and surrounding areas) used oak cabinets for the kitchens, bathrooms, etc Those that didn't use oak, used other hardwoods.
All of those wooden cabinets used an oil-based varnish (poly, shellac, etc) over them. Today, oil based is used MUCH less as water based options are widely considered better.
Those oil-based finishes turn yellow and/or amber over time. This is due to their inability to withstand UV light exposure and oxidation (You've probably noticed this in your flooring too! Don't worry, I've got a floor-guy to help with that too!)
For this option, below are the steps involved AFTER my free consultation:
Remove all doors and drawers, degloss them, sand them and prep them for primer
Then, paint them twice the color of your choosing. Plus the inside and outside of your existing kitchen 'boxes' (those are the upper wall cabinet boxes and your lower base cabinet boxes)
Assemble everything back together and check for proper alignment.
You can even pick out some new handle/pulls for me to put back on and really change the look...
Clean up everything and make sure you're HAPPY!
Cost: $3500-$6000 which includes all materials and labor (Obviously this is based on the 100's of kitchens I've done like this. If you have a REALLY big kitchen, it's gonna be a bit more)

Option 2
New Tile Backsplash
This includes all of Option 1 plus a new backsplash
There are two wonderful professional tile installers that I utilize and they're amazing! I'll bring them in during the free consultation to provide a free quote on the labor for removing your old backsplash and installing a new one.
All you need to do, is pick out the tile you'd want! (Obviously, I can help with this AND, I've got some great contacts that help get that tile at close-to-wholesale-pricing for you)
Since the quote we provide is only for the labor, you are getting a much more affordable option here. Full transparancy and, professional
New Countertops
This includes all of Option 1 plush some new countertops
I've been blessed to find two countertop businesses (both here in Johnson County that also have their own websites) that offer the best pricing I've found for all of your countertop needs. I don't work for them so there is 100% transparancy in the pricing.
I send you to them, you pick out your countertops (Quartz, Quartzite, Granite, etc), they come out and measure exactly what you need, then you pay them to install them.
They take great care of my customers so I stay away from taking any of their money...which ends up being your money. Like I said, transparant
Pleae note: I share this with each of my customers that are considering this:
It IS possible to get a new backsplash without getting a new countertop
However, it's very difficult to get a new countertop WITHOUT ALSO getting a new backsplash.
Why? Well, if you go and look at your kitchen backsplash now where it meets the countertop, you'll see it's close to impossible to remove the old countertop without cracking the bottom row of your old backsplash. Makes sense, right?

Option 3
New Cabinet Doors & Drawers
This includes all of Option 1

If you are truly wanting a completely NEW look on your existing cabinet layout, this is the way to go.
The look that most of Johnson County (and surrounding areas) had back in the late 80's through the early 2000's was not only stained, wooden cabinets...but the doors themselves were mostly raised-panel, some with those wonderul arches and cabinet drawer fronts usually had that edge around their face that looked kinda old. Some like it. Some love it. You're reading this though, because you're ready for a change.
The other thing that most of that time period gave us is cabinet hinges that are visible.
Most people nowadays want hidden hinges (they call them euro-style...but they're just hidden hinges). Not only that, but with hidden-hinges, you ALSO get soft close doors. Yay!
Now for the drawers, most of that time period utilized the absolute cheapest drawer slides ever made...they tend to get out of alignment and don't work too well. I only use Blum Tandem BlueMotion drawer slides. They are soft close, hold 100+ lbs and wow, they work perfectly! So if you're on this option, you're getting those too!
So how does this work and what really...does it cost?
All you need to do is pick out the style of door you'd like. I'll be honest, shaker style is timeless. I also really like one called Artesia, it's very similar to shaker style but has this beautiful bevel on the inner edge of the panel...gorgeous.
Once that is picked out, new doors will be built for you and ready to be painted the color of your choosing.
Each door will include the soft-close-hidden hinges and pre-drilled for whatever cabinet pull/handle/knob you pick out.
They are truly custom made, 5-piece 'rail & style construction', solid wood doors
Cost is almost always less than $200 per door. The smaller the door, the less (wood is still expensive) it costs. You might have some of those really big 'pantry-style' doors and those can get close to or above that price.
Each drawer will be an all wood, 5-piece box (4 sides and a bottom), plus the drawer front that matches the drawer front you picked out.
Each drawer will also include the Blum Tandem BlueMotion drawer slides
Cost is almost always less than $200 per drawer.
So, you simply add the amount of cabinet doors you have, then add the amount of drawers you have and you've got a very solid estimate of all-in cost!!
With Option 3, every drawer and door is completely NEW with the most up to date hardware and a style that brings you completely up to date...yet also timeless!

Option 4
New Island
This includes all of Option 1

Before I say anything else, let me help explain the three components of a kitchen cabinet:
The actual box. It's called a wall cabinet when it's attached to the wall (duh!) and a base cabinet when it's on the floor under your countertop
The face frame. This is the flat piece of wood that each of your doors are both attached to, and, also what they 'close' to. They are the also what the back of your drawer fronts (the piece you can see on your drawers when they are closed) rests against when you close those drawers.

Now that you know that, I've YET to do, as in never, had to replace someone's wall cabinets and/or base cabinets. If you're wanting a new look, those expensive pieces are FINE! The amount of money these 'big time' kitchen remodelers make saying you've got to replace those is rediculous and NOT NEEDED...at least that I've yet to see. Not once, so far.
BUT...a new island is a new island!!!
Let's remember again what most builders were doing when YOUR home might have been built:
You've got one of those islands that has a raised section on the end of it where you've had some bar stools, etc. sitting.
You may have been wanting one big flat surface instead, because, yes, much more usable for countertop space PLUS you can still have an overhang and put some chair/bar stools on an end
So how does this work and what really...does it cost?
This is custom. I'll collaborate with you on your space and YOUR desired look and function. Because of that, pricing is 100% subjective to what you pick out.
It's basically up to you. It's all custom built to your liking so I help design it with you and then I build it.
I've got a plumber to help with the plumbing and an electrician to help with that. I've even got a wonderful guy that does floors to help ensure it all looks great when completed.
I will also add that another component that most of the homes built in this timeframe had, may have been a DESK in your kitchen. If that's YOU, well, I can help with that too! Converting that space to something much more usuable other than a place to have junk stored will also help you with your overall look. I've turned those into more usable storage space or coffee bars or drawers, etc.
With Option 4, wow! Especially if you've done the other options. Or, just this one. Anyway, a new island is a wow factor!
